About us

Beautiful Crystal Shores subdivision was developed in the mid-90s by Jay Odom as one of his first premier homeowner association developments in the Crystal Beach area of Destin.  Over the years, the Association has preserved the original architectural style of the quaint Old Florida Cottage look with a variety of unique residential properties with metal roofs, siding, pastel colors, wide porches, brick paver sidewalks, and white picket fences. Our neighborhood consists of 69 lots. At present, we have 66 homes and 3 vacant lots. 

The Common Area at our two Entrances and along our perimeter roads of Hutchinson Street, Scenic Highway 98 and Crystal Beach Drive has been extensively landscaped with Sabal Palms, Canary Date Palms, Fan Palms, Palmettos, Muhly Grass, Knock-out Roses, lush green turf and white picket fences. 

We have two public beach accesses.  One beach access is located west of the Inn at Crystal Beach condo.  The other beach access is located at the south end of Hutchinson Street and has restrooms, beach parking and pavilion.   


We have a beautifully landscaped Community Pool area compete with two restrooms, chaise lounges, Sabal Palms, lush landscaping and a white picket fence.  Our 20,000-gallon Pool is heated during March and April for the enjoyment of those taking a Spring Break vacation. 

From its inception until 2004, the Crystal Shores Owner's Association was self-managed by the Board of Directors. Since 2005, the Board of Directors has used a licensed Community Association Manager to manage the many activities necessary to maintain the Common Area and Pool Area and to preserve/maintain the quality of life in our community. 

The Board is re-elected each year in accordance with the Bylaws. The Board of Directors have a fiduciary responsibility to preserve, protect and maintain the Common Area Elements of our Association, the quality of life and architectural heritage within our neighborhood in accordance with our Rules, Regulations, Policies, Bylaws, Covenants, Conditions and Restrictions, and Articles of Incorporation. The Annual Operating Budget is developed by the Board in the Fall of each year. Our accounting and budget is based on the Fiscal Year (Jan 1 to Dec 31). Our 2024 Annual Operating Budget is $125,415. In addition to the Annual Operating Budget, the Board manages a Reserve Fund. Our Reserve Fund is not mandatory or required by our Governing Documents. However, in 2006, the Board of Directors felt it was necessary to establish a Reserve Fund to fund Deferred Maintenance items such as Pool Building painting, Common Area/Pool Fence painting and Capital Replacement items such as Pool Gas Heater, Pool Pumps, Pool Plaster Relining, Irrigation Pump, Pool Building facilities, Signs, Perimeter Fence Replacements, Landscaping Replacements and Facility Enhancements. The Reserve Fund is usually funded within the range $70,000 to $100,000 at the beginning of each year.
