One of the primary responsibilities of a Homeowner Association is the protection of our home values and the preservation of our architectural heritage. Our "curb appeal" and unique architectural heritage are preserved and enhanced by two key strategies:
1. Strict Architectural Control of new construction and modifications to existing properties
2. Consistent maintenance of home exteriors and landscaping
Architectural Control of New Construction and Modifications to Existing Properties - The design of any new construction or modification to a home's exterior or landscaping must be sent to the Association for approval by the Architectural Review Committee (ARC) before any construction activity is started. Also, exterior paint color changes require ARC approval.
Failure to obtain written ARC Approval for any new construction or modification to a home or landscape is a SERIOUS VIOLATION of our Covenants, Conditions and Restrictions. Such violations are subject to legal action by the Association.

Building exterior and landscape architectural design criteria is controlled by a manual titled "Architectural Planning Criteria and Construction Regulations". This manual describes the requirements for submitting approval requests, gives the design criteria for home exteriors and landscapes and regulates the activities of the construction contractors while on site. Maintenance of Home Exteriors and Landscaping - Each year, the Association conducts an Annual Property Inspection of all properties to assess the condition of home exteriors and surrounding landscaping. Home exteriors and landscapes that need maintenance attention are identified and letters are written to the Owners asking them to rectify the conditions needing repair or maintenance.
This inspection is usually conducted during January. Owners are given 90 days to make the requested repairs or maintenance. It is vital to our community that all owners attempt to maintain their properties in accordance with accepted standards and remedy any deficiencies as soon as practical. If properties are allowed to deteriorate, then that will negatively affect the value and attractiveness of our neighborhood for future property sales and rentals. Failure to maintain your property to acceptable standards is a violation of our Covenants, Conditions and Restrictions. Continued failure to properly maintain your property can result in fines being levied and/or legal action by the Association.
